Buying a home is expensive. The down payment is expensive. Closing costs are expensive. Honestly, getting to the closing table can feel like the expensive part nobody warned you about.

The good news? Florida just put some additional money behind programs designed to help.

As part of the state’s 2026-27 budget, Florida allocated $50 million in additional funding for the Hometown Heroes Housing Program, along with $165.7 million for the State Housing Initiatives Partnership, or SHIP, program. Both programs can help eligible Floridians with the costs associated with buying a home.

So, What’s Hometown Heroes?

Hometown Heroes is a Florida program designed to help eligible first-time homebuyers who work in qualifying professions.

The program provides eligible buyers with zero-interest loans that can be used toward down payment and closing costs.

The idea is pretty simple: help the people who live and work in Florida actually afford to buy a home here.

The 2026-27 budget adds another $50 million to the program, giving it more funding to work with.

What About SHIP?

SHIP stands for the State Housing Initiatives Partnership program.

Rather than being one single statewide homebuyer program, SHIP provides funding to local governments, which then administer housing assistance programs in their communities.

Depending on the local program and the buyer’s eligibility, SHIP funds can help with things like down payments and closing costs.

The 2026-27 budget provides $165.7 million for SHIP, giving local communities additional resources for housing assistance.

Does This Mean Everyone Gets Free Money?

Unfortunately, no.

There are eligibility requirements, funding limitations, income requirements, property requirements, and program-specific rules. Availability can also vary by location.

In other words, don’t start spending that imaginary down payment assistance check just yet.

If you’re thinking about buying a home, it’s worth talking with a lender or housing counselor about which programs you may qualify for before you start shopping.

Why This Matters

Florida has spent the last few years having a very real conversation about housing affordability.

Home prices, insurance costs, interest rates, property taxes, and closing costs can all make purchasing a home feel out of reach, particularly for first-time buyers.

Additional funding doesn’t solve all of those problems, but it does give more buyers another potential resource.

And sometimes, a little help with the upfront costs is what makes the difference between “Maybe someday” and “Let’s start looking.”

Thinking About Buying?

If homeownership is on your radar, don’t assume you have to figure out the entire financial picture on your own.

Talk with a lender about your financing options, ask about down payment assistance, and find out what programs you may qualify for before you start touring houses.

And once you find the one, Blue Brick Title & Escrow is here to help get you from contract to closing.

Buyers should consult the appropriate program administrator or a qualified lending professional for current information.
