Florida’s industrial real estate market is showing mixed results, with warehouse demand increasing in several major markets while available space remains elevated. According to a third-quarter 2026 report from Colliers, Tampa Bay continues to see businesses occupy more industrial space, creating opportunities for companies looking to expand or relocate.

Tampa Bay Sees Growth in Industrial Space

During the third quarter of 2026, occupied industrial space in Tampa Bay increased by approximately 1.1 million square feet. Miami also recorded significant gains, while Jacksonville saw a decline in occupied space. These differences highlight how industrial real estate conditions can vary across the state.

Despite the increase in occupied space, Tampa Bay’s industrial vacancy rate reached 8.54% at the end of the quarter, above the national rate of 7.23%. Vacancy rates also increased year over year in most of the Florida markets included in the report, partly reflecting the addition of new construction.

For businesses searching for warehouse or distribution space, this combination of growing demand and available inventory could create opportunities to compare properties and negotiate lease terms.

What Does This Mean for Commercial Real Estate?

Warehouse and distribution facilities play an important role in supporting Florida’s economy. As businesses expand, they may need additional space for inventory, logistics, manufacturing, and deliveries. That demand can influence where developers build, where companies choose to operate, and how surrounding commercial areas evolve.

However, growth does not look the same in every market. Location, building age, property features, rental rates, and available inventory all affect a property’s appeal.

In Tampa Bay, average asking rents for warehouse and distribution space reached $11.19 per square foot during the third quarter. These triple-net asking rents exclude property taxes, insurance, and maintenance, which tenants generally pay separately under this lease structure. Newer facilities may also command higher rents.

For investors and business owners, evaluating the full cost of occupancy is just as important as comparing the advertised rental rate.

Why Commercial Growth Matters to Real Estate Professionals

Industrial development can create opportunities beyond the warehouse itself. New facilities and expanding businesses may influence nearby land values, infrastructure needs, employment centers, and demand for other commercial properties.

For real estate professionals, keeping an eye on industrial market trends can help identify areas experiencing economic activity and potential development. It is also a reminder that Florida’s real estate market extends well beyond residential sales.

At Blue Brick Title & Escrow, we know that every property transaction depends on understanding the details. Whether a deal involves a commercial property or a residential home, careful attention to ownership records, title issues, and the closing process helps keep transactions moving forward.

As Tampa Bay continues to attract business activity, monitoring industrial real estate trends will be an important part of understanding the region’s broader property market.
